Commercial Cleaning in Addison, TX
Addison runs on density: mid-rise offices at Addison Circle, converted flex buildings off Midway and the Beltway, ground-floor professional suites around Vitruvian Park with restaurants on either side. DFW Building Cleaning cleans those spaces after hours, on a schedule and a written scope, with crews assigned to your building before they are given access. The company is insured, bonded and holds Texas HUB Certification. There is no contract to sign, which means every visit has to stand on its own merits, and if one does not, you have twenty-four hours to say so.

Multi-Tenant Floors, Shared Lobbies, Divided Responsibility
The common failure in an Addison Circle building is not bad cleaning. It is unclear boundaries. The landlord's vendor has the lobby and the elevator bank, your suite is on you, and the corridor restrooms sit somewhere in between depending on what the lease says. We read that line before quoting and write the scope to match it: which rooms we enter, which doors we leave alone, where our responsibility stops. Inside the suite the work is straightforward. Trash and recycling pulled, liners replaced, desks, ledges, sills and partitions dusted and wiped, carpet vacuumed, hard floors swept and mopped, conference tables cleared and wiped, interior glass and door handles cleaned. What we will not do is quietly clean something outside the scope for two months and then bill for it, or leave a shared kitchen dirty because two vendors each assumed the other had it covered.

Touchpoints in a Building With Heavy Circulation
A suite at Addison Circle sees clients, contractors, delivery drivers and staff walking back in from lunch all day long. Disinfection has to follow that traffic rather than treating every square foot as equal. At each visit the crew works the touchpoints deliberately: entry handles and push plates, interior glass at hand height, light switches, the doors into your space from the elevator lobby, conference chair backs and table edges, break room handles and faucets, printer and copier panels, and every restroom fixture and flush handle. Products are matched to the surface and given the dwell time the label calls for instead of being wiped straight off, which is the difference between disinfecting a handle and redistributing what was on it. If your own health and safety policy requires specific chemistry, put it in the scope and the crew follows it.

Getting In: Badges, Alarms and the Building's Rules
Addison buildings carry more access machinery than a suburban office park. Garage cards, after-hours badge readers, freight elevator hours, a security desk logging everyone through, and a property manager who wants to know exactly which vendor is upstairs at eleven at night. All of that gets set up before the first visit, not on the night. Our crews are we supply names in advance, so property management can approve them ahead of time. We work inside the building's after-hours window instead of arguing with it, and if the freight elevator locks out at a set hour, the cleaning route is planned around that hour. Trash goes to the compactor or the dock the way the building wants it, at the time the building allows it.

The Scope Includes What We Do Not Touch
Facility managers in Addison have generally been through a vendor who promised a long list and delivered a short one. Our scope of work runs the other way around. It names every task and its frequency, and it states the limits just as plainly. Carpet is vacuumed; deep carpet treatment is not something we offer. Glass is cleaned on the inside, at ground level, from the floor. You buy the paper towels, tissue and soap, and we keep the dispensers filled. We do not staff your building during the day, and we do not take on maintenance, pest control or security work that belongs to a specialist trade. When you need something added, an extra night, a second break room, a suite you just picked up on the same floor, it goes in writing and the price moves with it.

Suite Build-Outs and Turnover Cleaning
Space turns over quickly in Addison, and a suite between tenants is either being finished or being handed back. We do the final clean after construction: fine dust taken off ledges, sills, door frames and fixtures, interior glass and frames cleaned, restrooms and break areas brought to move-in condition, floors swept, vacuumed and mopped. For a landlord or a property manager, that is the difference between showing a space that reads as finished and one that reads as abandoned. We coordinate timing with the general contractor so we are not cleaning into active trade work. If the incoming tenant wants recurring janitorial afterward, the handover is simple, because we already know the floor plan and the access.

Addison questions we hear a lot
Can you work inside our building's after-hours access window?
Yes, and we would rather know the exact window before quoting than discover it at the door. Tell us the badge process, the hours the freight elevator runs, whether the security desk needs a vendor list, and where trash is supposed to go. Addison suites get scheduled in a sequence that fits those constraints. If property management requires a certificate of insurance on file, send us the requirements and we will have it issued in their name.
We have a small suite near Vitruvian Park. Is it too small to be worth your time?
No. A large share of our Addison work is single-suite: a few offices, a conference room, a break area and a restroom. Small spaces are straightforward to do consistently, and consistency is usually the thing an office manager is actually missing. We will recommend a frequency honestly, often two or three nights a week rather than five, and price the scope to the space rather than to a minimum charge we invented to make the stop worthwhile.
Do you handle recycling separately from trash?
Yes. Trash and recycling are pulled to whatever streams your building runs, and liners are replaced at every visit. In the Addison Circle buildings that usually means taking both down to a dock or compactor during the hours property management allows, keeping them separated on the way. If your company files a tenant sustainability report or follows its own recycling policy, tell us what has to be tracked and the crew follows the same routine nightly.
What if our office manager is not satisfied with one night's work?
Email or call within twenty-four hours of that visit. We come back and redo whatever was missed at no charge, on the next night your building's access allows. The guarantee attaches to each visit individually because there is no contract sitting behind it. Nothing obliges you to stay with us, so the work has to hold up every time. Correcting a missed conference room this week is far better than hearing about it in six months.
