Commercial Cleaning in Irving, TX
Irving carries more corporate square footage than most cities its size, and a facility manager in Las Colinas is usually running several floors, several tenants and a building engineer's calendar at once. DFW Building Cleaning handles the janitorial side of that: nightly or several-nights-a-week service for offices in the Urban Center, Valley Ranch and along the Las Colinas corridor. Trash and recycling, restrooms, break rooms, dusting, vacuuming, mopped hard floors, interior glass and touchpoints, all on a written scope with no contract. Multi-tenant floors and where your scope stops
On a typical Las Colinas floor the lease has already divided the work. The landlord covers lobbies, elevator banks and often the core restrooms; the tenant covers the suite. Trouble starts when nobody has written down which side of that line a particular corridor, kitchenette or conference room falls on. We settle it at the walkthrough, floor by floor, and the written scope names the areas we clean and the ones we leave alone. If you are the landlord's representative instead, we scope the common areas the same way. Either way the crew works from a document rather than memory, which matters when a tenant calls to ask why a bin was not emptied. The answer should be in the scope, and if the scope turns out to be wrong, we change it that week rather than at a renewal date.

Hybrid weeks do not need five identical visits
Occupancy in Irving offices is rarely flat any more. Tuesday through Thursday fills the floor and Monday and Friday can run half empty, so paying for five identical nights when two of them serve a quarter of the headcount is waste. We scope by area and frequency instead: restrooms and break rooms on the nights that follow heavy days, trash and touchpoints every visit, surface dusting and full vacuuming on a set rotation. A conference floor used twice a week does not need what a call floor that is full every day needs. Because nothing is under contract, frequency can be adjusted when your pattern shifts, after a reorganisation, a new tenant or a change in office-attendance policy, without waiting for an agreement to run out first.

Break rooms, coffee stations and the shared kitchen
The kitchen is where a corporate floor generates complaints. Counters collect rings from the coffee machine, the sink fills with someone else's dishes, appliance fronts turn sticky, and the trash and recycling in that one room outpace the rest of the suite. We wipe counters, sinks and tables, clean the outside of the appliances, empty and reline the bins, and sweep and mop the hard floor every scheduled visit. Interior glass on partitions is wiped on the agreed rotation, and touchpoints in that room - handles, switches, machine buttons - are disinfected, because the kitchen is where a floor actually shares germs. What we do not do is clear out the refrigerator's contents. When it needs attention, we will tell you so you can send a note to staff, rather than quietly throwing away someone's lunch.

Final cleaning after a tenant build-out
Irving sees constant tenant-improvement work: a suite reconfigured in Valley Ranch, a floor rebuilt in the Urban Center. The gap between the last trade leaving and the tenant moving in is where a final clean belongs. Construction dust does not stay where it settles; it keeps coming off door frames, light fixtures, ledges and sills for weeks if it is not removed properly the first time. Our post-construction final clean covers surfaces, ledges, sills, fixtures, interior glass and entry doors, restrooms and break areas, then hard floors swept and mopped and carpet vacuumed so the space can be handed over. Book it once the trades are out and before furniture installation if the schedule allows. It is quoted as a one-time job with no obligation to start ongoing service, though it is a reasonable way to try us.

Badges, security logs and a crew that does not change
Larger Irving buildings run after-hours access properly: a security desk, a vendor log, badge readers, sometimes a camera review if something goes missing. That works in your favour when the cleaning crew is consistent. Everyone we assign is background-checked before being issued access, and we keep the same people on your building rather than filling shifts from a pool. We provide the names your security office needs and update them if anything changes. DFW Building Cleaning is insured and bonded, Texas HUB Certified, and a DBA of SusyQ's Cleaning, LLC, a family-run company; a certificate of insurance goes to your property manager before the first night. Our crews bring their own cleaning supplies and equipment, so your janitor closet holds your consumables and nothing else.

Irving questions we hear a lot
Our Las Colinas building requires badge access and a vendor log after 6pm. Can your crew work within that?
Yes. Tell us the building's after-hours procedure at the walkthrough and we follow it every visit: sign-in at the security desk, badges issued to named individuals, and the same crew each night so your security office is not processing new faces weekly. We provide names in advance and notify you if anyone on the assigned crew changes. Everyone is background-checked before they are given building access, and we will meet any additional screening your management company requires.
We have three floors but only one is fully occupied. Do they all have to be cleaned the same way?
No, and they should not be. We scope each floor separately. The occupied floor may need nightly restrooms, break room and trash, while a lightly used floor gets a weekly visit covering dusting, vacuuming, floors and a restroom check. The written scope lists frequency by area, and because nothing is under contract you can change a floor's frequency when occupancy changes. We would rather right-size the schedule than quote you for square footage nobody is sitting in.
The landlord cleans the common areas. Will you clean only inside our suite?
Yes, and that is a common arrangement in Las Colinas and the Urban Center. We clean what the scope names - your suite, its restrooms if they sit inside the demised space, your break room, conference rooms and interior glass - and we leave the landlord's areas alone. If the division is unclear in your lease, we walk it with you and write down where our work stops. That removes the usual argument over a corridor bin or a shared kitchenette nobody has claimed.
When should we schedule a post-construction final clean on a Valley Ranch build-out?
After the trades have finished and punch-list work is done, and before furniture and IT installation if you can manage the sequence. Cleaning first and installing workstations second is far more effective than cleaning around half-built cubicles, and it lets the dust that keeps falling off frames and fixtures be removed once rather than chased for a month. Give us the handover date at the walkthrough and we will size the crew to the square footage and the finishes involved.
