Commercial Cleaning in The Colony, TX

The Colony runs on a mix most cleaning companies are not set up for: retail and restaurant suites around Grandscape, office and flex space off SH 121, and the leasing offices and amenity buildings that serve Austin Ranch. DFW Building Cleaning handles scheduled janitorial for those buildings after you close, with trash out, floors mopped and vacuumed, restrooms disinfected, and glass and touchpoints wiped. We are a family-run DBA of SusyQ's Cleaning, LLC, insured, bonded and Texas HUB Certified, and we work without a contract.

Retail and restaurant suites around Grandscape

Foot traffic near Grandscape is heavy, and it lands on your floors and your front glass. A suite that looked fine at ten in the morning has smudged entry doors, gritty tile and a full trash room by close. We clean after you lock up: trash and recycling pulled and re-lined, hard floors swept and mopped, carpeted areas vacuumed, counters and display ledges wiped down, interior glass and entry doors cleaned on the inside. Restrooms are cleaned and disinfected every visit, never rotated to a lighter night. If your hours run late Friday and Saturday, we build the schedule around that instead of asking you to close early for our convenience. Tell us which nights carry the most traffic and we will put the heavier work on those nights.

Office and flex buildings off SH 121 and Austin Ranch

Offices near Austin Ranch and along the SH 121 corridor have a different problem: low visible mess, high expectation. Nobody notices a clean conference room, but everyone notices coffee rings on the break room counter and dust on the window sills. Our scheduled work covers desks and open surfaces, ledges, sills and partitions, break room counters, sinks, tables and the outside of appliances, then floors, vacuumed where carpeted and swept and mopped where hard. Trash and recycling go out every visit. We restock the paper and soap you supply so dispensers are full when your people arrive. Leasing offices, amenity rooms and shared conference space can sit on the same schedule or a lighter one. We bring our own cleaning supplies and equipment, so you are not buying anything from us to make a visit happen.

Restroom condition is what people actually judge you on

A tenant will forgive a missed dusting. They will not forgive a restroom. In a busy Colony retail or office building, restrooms take the hardest use and show it fastest, so we treat them as the fixed core of every visit. Fixtures, sinks, mirrors, partitions and floors are cleaned and disinfected, and the touchpoints people actually contact, including handles, latches, dispensers, light switches and push plates, are disinfected rather than wiped past. Paper and soap that you provide are restocked and dispensers checked. Floors are mopped, not spot-cleaned. If a restroom is short because your stock ran out, we tell you the same night instead of letting you hear it from a complaint. Consistency is the whole job here: the same standard on a slow Tuesday as on the night before an inspection.

A written scope, and a crew that stays the same

Before the first visit we walk the building with you and write the scope down: every area, what happens in it, and how often. You will know which nights we come, what is cleaned each visit, what sits on a lighter rotation, and what is not included at all. That document is the thing you hold us to, and it is also how a newer person on the crew learns your building without guessing. Crews are trained on your scope specifically, and kept consistent so you are not re-explaining the alarm panel every month. We are insured and bonded, a family-run DBA of SusyQ's Cleaning, LLC, and Texas HUB Certified, which matters if you report to a public entity or a corporate parent with supplier requirements of its own.

Post-construction final clean before handover

The Colony keeps building, and a new suite is rarely ready to hand over the day the trades finish. Construction dust keeps settling for days after the last cut, and it lands on everything at once. We do the final clean before handover: dust removed from surfaces, ledges, sills and fixtures, interior glass and entry doors cleaned, restrooms cleaned and disinfected from new, hard floors swept and mopped, carpeted areas vacuumed. It is a one-time job priced on its own, with no expectation that you sign up for ongoing service afterward. Plenty of clients do move to a nightly or weekly schedule once they open, and that is a separate decision made later. Give us the punch-list date and we will tell you honestly whether we can be in and out before your walkthrough.

The Colony questions we hear a lot

Can you work around late retail and restaurant hours near Grandscape?

Yes. Most of our Colony work starts after close, and we set the start time per building rather than running one route time for everyone. If your kitchen shuts down at eleven on weekends and nine midweek, we schedule to that. Some clients prefer an early-morning visit before opening instead, which works as long as we are out before staff arrive. Tell us your real close times and we will build the schedule around them.

We manage leasing and amenity space at Austin Ranch. Is that something you take on?

Yes. Leasing offices, clubhouses, meeting rooms, fitness rooms and shared common areas are ordinary commercial janitorial work for us. We clean and disinfect restrooms, wipe surfaces and touchpoints, vacuum carpet, sweep and mop hard floors, handle trash and recycling, and restock the paper and soap you supply. We do not staff anyone on site during the day, and we do not take on maintenance, landscaping or pest control. The written scope says plainly where our work stops.

Can you cover our Colony building and a second location across the Plano line?

Usually, yes. We work across the Dallas-Fort Worth area, and The Colony, Plano, Frisco and Lewisville are all within normal range. Each site gets its own written scope and its own schedule, because a 2,000-square-foot suite and a 9,000-square-foot office rarely need the same nights. Billing can be combined or kept separate, whichever your accounting prefers. Send both addresses and we will walk them in one trip if the timing lines up.

Who buys the soap and paper towels?

You do. Your building keeps buying whatever brand and dispenser system it already uses, and we keep those dispensers filled on every visit from your stock. We do not sell consumables or dispensers, which means we have nothing to gain from your usage going up. What we bring is our own cleaning supplies and equipment: chemicals, mops, vacuums and cloths. If your stock is running low, we flag it so you can reorder before it turns into a complaint.
