Commercial Cleaning for University Park, TX Offices and Practices
University Park buildings are small, older in places, and watched closely. A dental practice off Snider Plaza and a two-floor suite in Preston Center have little in common except that both get judged on details a visitor notices in the first ten seconds. DFW Building Cleaning provides scheduled commercial janitorial for offices, professional practices and retail suites in University Park, after hours, on a written scope, with crews. We are a family-run DBA of SusyQ's Cleaning, LLC: insured, bonded, Texas HUB Certified, and working without a contract.

Snider Plaza suites and the buildings around them
Snider Plaza is small storefronts and upstairs offices in buildings that have stood a long time, and that shapes the work. Square footage is modest, back-of-house space is tight, and trash has to go where the building actually puts it rather than where a route plan assumes. We clean after close: trash and recycling out and re-lined, hard floors swept and mopped, carpet vacuumed, reception surfaces, ledges, sills and partitions dusted and wiped, interior glass and entry doors cleaned on the inside. Restrooms are cleaned and disinfected every visit. Because the Plaza sits against residential blocks, crews stay quiet, keep doors closed and run no equipment outside. If your suite needs two nights a week rather than five, that is a normal arrangement here and it is priced that way.

Preston Center: after-hours access in multi-tenant buildings
Preston Center means shared entrances, elevators, garages and a building manager who wants to know exactly who is inside after six. We work to whatever the building requires: vendor registration, badge issue, sign-in logs, alarm codes, and a certificate of insurance on file with management. Because our crews stay consistent, you are not pushing a new name through building security every few weeks. Inside the suite the scheduled scope runs the same each visit: trash and recycling, desks and open surfaces, conference rooms, break room counters, sinks, tables and appliance exteriors, restrooms cleaned and disinfected, carpet vacuumed, hard floors swept and mopped, interior glass and high-touch points wiped. If your floor shares restrooms with other tenants, we confirm with management whose vendor covers them before we write your scope, so nothing is cleaned twice and nothing is missed.

Touchpoint disinfection where clients and patients sit
Professional practices in University Park put people in chairs and hand them pens. That is where hygiene is visible, and it is where we spend the disinfecting time: door handles and push plates, light switches, reception counters, waiting-room chair arms, shared phones and keyboards if you want them included, restroom latches, dispensers and faucets. We clean surfaces first and disinfect after, because disinfectant applied to a dusty surface accomplishes very little. To be plain about the limit: this is standard commercial janitorial, not regulated medical cleaning. We do not handle sharps, biohazard waste or anything your practice must process under a specific protocol. Clinical areas stay with your staff and your protocol, and we clean front of house, offices, break room, restrooms and floors. The written scope states that boundary in one line so nobody assumes otherwise.

Insured, bonded, HUB Certified, and a scope in writing
Building management in Preston Center will ask for a certificate of insurance before a vendor gets a badge, and we provide it. We are insured and bonded, and we are Texas HUB Certified, which is useful if your office answers to a university, a public entity or a corporate parent with supplier reporting. Every crew member is background-checked before they hold a key or a code. The scope of work is written before we start: area by area, what happens each visit, what happens less often, and what we do not do. Facility managers who have been promised everything and handed half of it tend to find that last part of the list more useful than the first. If the scope needs changing after a month of real use, we rewrite it rather than letting it drift.
No contract, priced per visit
Most janitorial companies in this market want a term agreement with an auto-renewal and a notice window. We do not use one. You set the frequency you want, we clean, and you decide each month whether to keep going. That puts the weight where it belongs, on the quality of the last visit rather than on a signature from a year ago. It also makes a trial simple: run us for a few weeks in your University Park suite and judge the work instead of the sales pitch. If a visit misses something, tell us within 24 hours and a crew returns to correct it at no charge. Pricing is per visit and built from the written scope, the square footage and the frequency, so you can see exactly what changes if you move from five nights to three.

University Park questions we hear a lot
Where do your crews park in Snider Plaza at night?
In public spaces on the street or in the lot behind the building, the same as any other evening vendor. Crews arrive in a single vehicle, unload what they need and keep it out of the walkway. If your landlord has a designated vendor space or an after-hours loading rule, tell us during the walkthrough and we put it in the written scope so every crew follows it. We do not block storefronts, service doors or neighboring tenants.
Our Preston Center building requires vendor registration and a COI. Can you handle that?
Yes, and it is routine. Send us the management company's requirements and we will provide the certificate of insurance, complete vendor registration, and get our crew badged or added to the after-hours access list before the first visit. We keep the same people on your building, so the access list stays stable instead of changing every month. If there is an alarm code, a sign-in desk or a service elevator schedule, those details go into the written scope alongside the cleaning tasks.
We are a small practice near SMU at about 2,400 square feet. Is that too small for you?
No. A good share of our University Park work is suites under 3,000 square feet, and several are cleaned two or three nights a week rather than nightly. What matters more than size is what happens in the space: a waiting room that turns over all day needs restrooms and touchpoints handled more often than a quiet back office does. We will walk it, propose a frequency, and price it per visit so you can adjust later without renegotiating anything.
Do you do anything with floors beyond mopping and vacuuming?
No, and we say so up front. Our floor work is sweeping, dust-mopping, damp mopping hard surfaces and vacuuming carpeted areas on the agreed schedule. We do not offer specialty floor treatments or deep carpet restoration, and we do not clean windows from the outside or above ground level. If your building needs any of that, you want a specialist, and we would rather tell you now than have you find the gap in month three. Everything we do is listed in the scope.
