Janitorial and Commercial Cleaning in Prosper, TX

Prosper has grown faster than most of Collin County, and the commercial space has followed — retail and restaurant suites at Gates of Prosper, small professional and medical offices along the Preston corridor, flex and light-industrial buildings at Frontier Business Park. DFW Building Cleaning covers that mix with scheduled janitorial service: trash out, restrooms disinfected, floors swept and mopped, carpet vacuumed, break rooms reset. We are family-run, insured and bonded, and Texas HUB Certified. There is no contract to sign, and the scope of work is written down before we start.

Storefront and clinic suites at Gates of Prosper

Gates of Prosper is mostly single-tenant suites with one front door, one or two restrooms, a break room and a back-of-house area that nobody has time to deal with at close. That is a different job from a tower floor. The front is what customers judge: entry doors and interior glass, the mat line, the floor swept and mopped, fingerprints off the glass and the door hardware disinfected. The back is what staff judge: a break room with the counters and sink cleaned, tables cleared and cleaned, the outside of the microwave and refrigerator wiped down, and the trash actually gone rather than tied up and left by the door. We schedule these after close, most often three nights a week or nightly for food-adjacent tenants, and we work to a written list rather than whatever the crew notices.

Flex and office space at Frontier Business Park

Frontier Business Park buildings usually pair a front office with warehouse or shop space behind it, and the two halves need different attention. The office half is ordinary janitorial work — desks and surfaces dusted and wiped, sills and ledges, carpet vacuumed, hard floors swept and mopped, restrooms cleaned and disinfected, the break room reset. The shop half generates dust that migrates forward into the office every day, which is the reason a weekly clean often is not enough in these buildings even when the office is small. We will tell you honestly which frequency the building needs rather than selling you the biggest one. If the office is three people and the roll-up door stays closed, weekly may hold. If the shop runs, expect to need more than that, and the scope will say where the boundary between the two areas sits.

What a disinfection pass actually covers

Touchpoint disinfection gets used loosely in this industry, so here is what it means on our visits. Door handles and push plates on every door we pass through. Light switches. Elevator buttons where there are elevators. Handrails. Shared appliance handles in the break room. Faucet levers, flush handles, latches and dispenser fronts in every restroom. Reception counters, sign-in surfaces and pens if you keep them out. Conference table edges and chair arms in rooms that get booked back to back. Restrooms get the full treatment on every scheduled visit, not on a rotation: fixtures, sinks, mirrors, partitions both sides, floors swept and mopped into the corners. You supply the paper and soap and we keep the dispensers filled from what you stock, then tell you when the closet is running low.

From final clean to first regular visit

A lot of Prosper space is still being finished out. We do post-construction final cleans — the pass that happens after the trades leave and before the tenant takes the keys. Construction dust settles on every horizontal surface and keeps falling out of the ceiling grid for days, so we plan the clean for after the punch list rather than in the middle of it. Surfaces, ledges, sills, partitions and fixtures dusted down, interior glass and entry doors cleaned, restroom fixtures and break room surfaces cleaned and disinfected, hard floors swept and mopped, carpet vacuumed. Opening week is a bad week to also be hunting for a janitorial company, so we usually set the ongoing schedule at the same walkthrough. The first regular visit lands the week you open.

Post-construction

No contract, and why that is the whole point

Most janitorial companies in this market ask for a twelve-month agreement before the first mop touches the floor. We do not. Every visit is guaranteed on its own. If something in the written scope was missed or done poorly, you flag it within 24 hours and we come back and correct it at no charge — no argument about whether it was on the list, because the list exists in writing and you have a copy. That arrangement puts the burden where it belongs. We keep your business by cleaning the building properly this week, not by holding a signature from last spring. For a Prosper owner who has been through a provider that started strong and drifted by month four, it is the difference worth asking about.

Prosper questions we hear a lot

We are a two-suite office in Prosper. Are we too small for you?

No. A fair amount of our Prosper work is small — a dental practice, an insurance office, a two-suite professional building. Small accounts are often weekly rather than nightly, which keeps the cost sensible, and they get the same written scope and the same crew as a larger building. We would rather clean a small office properly every Thursday than stretch a crew across a building we cannot serve well.

Do we need to buy cleaning supplies?

No. We bring our own cleaning supplies and equipment — vacuums, mops, cloths, chemicals — on every visit, and liners for the bins are part of trash removal. What you provide is the consumables your building goes through: toilet paper, hand towels, seat covers and hand soap. We restock your dispensers from your own stock each visit and tell you when the supply closet is getting low, so nobody discovers it on a Monday morning.

Can you start before our Prosper build-out is complete?

We can schedule the post-construction final clean as soon as your general contractor gives us a realistic date, but we will push back on going in too early. Cleaning a space while trim carpenters are still working means doing it twice and paying for it twice. The right sequence is trades out, punch list closed, then our final clean, then handover. If the schedule slips we move with it at no penalty.

How do crews get into a Prosper building after hours?

However your building already works. Most of our Prosper accounts use a lockbox or a code, some hand over a key to a named crew lead, and a few in shared centers coordinate with a property manager. Whatever you choose, the same consistent people use it each visit, and we note the access method and the alarm procedure in the scope so there is no improvising at ten at night.
