Commercial Cleaning and Janitorial Services in McKinney, TX
McKinney runs on a mix of building stock that few janitorial companies handle well. A law office in a converted storefront on the Historic Downtown square has nothing in common with a multi-tenant suite in Craig Ranch or a ground-floor space at Adriatica, and the cleaning should not be identical either. DFW Building Cleaning is a family-run commercial janitorial company working across Collin County. We clean after your people go home, we put the scope in writing, and we do it without a contract.

Older Buildings on the Historic Downtown Square
Offices above and behind the square were not built for janitorial work. Stairs are narrow, there is no service entrance, and trash has to go out to a shared enclosure on foot. We plan for that instead of complaining about it. Crews carry in their own vacuums and mopping equipment, work the suite front to back, and take waste and recycling out on the same trip. Older sash windows leave a fine grit on sills and ledges, so those get wiped every visit rather than on a rotation nobody tracks. Hard floors are swept and damp-mopped; carpet is vacuumed. Shared corridors, stair treads and the interior side of entry glass are covered when the landlord assigns them to your suite, and we will say so plainly in the scope if they are not yours. Late-evening arrivals are kept quiet — downtown still has diners and neighbors at nine o'clock.

Craig Ranch Offices and the After-Hours Window
Craig Ranch buildings are newer, and the constraints are different. Access is usually a badge or a lockbox, the lobby belongs to the landlord, and there may be tenants still working at seven. We set a start time that suits your last person out rather than ours, and the crew moves through the suite in a fixed order so nothing gets skipped when the schedule shifts. Desks are dusted and wiped around whatever is left on them — we do not move paperwork, files or monitors, and if a desk is buried, we clean what we can reach and leave the rest alone. Conference tables, credenzas, window ledges and partition tops are wiped. Carpet is vacuumed, including the traffic lanes between workstations that show wear first. Server closets, storage rooms and private areas stay locked unless you write them into the scope.

Small Suites at Adriatica
Adriatica's ground-floor commercial suites are compact, and small suites have their own problems. There is rarely a janitor's closet, so the crew brings everything in and takes everything out. Tenants share entry doors and a stair or two with neighbors, which means the interior glass takes fingerprints all day and shows every one of them under the evening lights. We clean the inside face of entry doors and glass partitions on every visit, wipe handles and push plates, and dust the low ledges that collect grit near the doors. Kitchenettes get counters, sinks, tabletops and the outside of the refrigerator and microwave; we do not go inside appliances unless you ask and it is written down. Trash and recycling go out to the enclosure your property manager assigns. For a suite with four or five people, once or twice a week usually holds, and we will say so rather than sell you five nights.

Restrooms, Touchpoints and Your Consumables
Restrooms are where a building gets judged, so they get the most structured part of the visit. Toilets, urinals and sinks are cleaned and disinfected, mirrors and fixtures are wiped clear, partitions and the metal around them are done on every visit rather than monthly, and floors are swept and mopped into the corners and along the base of the fixtures. Disinfectant is left to sit for the time the label requires instead of being wiped off wet. Door handles, push plates, light switches, faucet handles and dispenser fronts are treated as touchpoints, alongside the same points at your entry, break room and conference rooms. You buy the paper goods and soap you prefer; we keep the dispensers filled from your stock and tell you when a line is running low, so nobody discovers an empty dispenser on a Monday morning.

The Scope Says What We Do Not Do, Too
Before the first visit you get a written scope: every room, what happens in it, and how often. That is the document we are held to, and it is also where we are candid about the limits. We do not supply paper goods or soap — you buy what you want and we restock it. We do not staff buildings during business hours; our work happens after you close, or early before you open. We vacuum carpet, and that is the whole of what we do to carpet. We do not clean anything on the outside of the building or above ground level. We do not take on specialized trades — pest control, landscaping, building maintenance or security. If a McKinney facility manager has been over-promised before, a scope with clear edges is worth more than a long list.

McKinney questions we hear a lot
Can you clean a second-floor suite on the square with no elevator?
Yes. Most of the older buildings around the square have stairs only, so the crew is equipped for it — lighter vacuums, equipment carried up by hand, and waste taken down and out to the shared enclosure on each visit. We note the stair access in the written scope so the same routine happens whoever is on shift that night. If your landlord restricts when trash can be set out, tell us at the walkthrough and we will schedule around it.
How late can a crew start at a Craig Ranch building?
We can start once your last employee has gone, which in Craig Ranch is often later than the six o'clock most vendors assume. Give us the realistic time and we build the route around it. We can also come in early morning before the building opens if that suits the tenants better. Either way the arrival window goes in writing, so your landlord's security team and your own staff know who is in the building and when.
Do you clean medical and dental offices in McKinney?
We do routine janitorial work in clinical offices — waiting rooms, front desks, restrooms, break rooms, hallways, hard floors and carpet — with touchpoint disinfection through the public areas. What we do not do is handle regulated medical waste, clean inside treatment equipment, or work in any space requiring specialized clinical protocols. If your practice needs that, keep the vendor who provides it and let us handle everything around it. The split gets written into the scope so nothing falls between us.
We have a downtown office and a second McKinney location. Can both be on one schedule?
Yes, and they do not have to be cleaned the same way. Each site gets its own written scope and frequency — the downtown suite might be twice a week while a busier location runs nightly — but you deal with the same people and receive one invoice. Because there is no contract, you can change the frequency at either address when your headcount or your hours change, without renegotiating anything.
