Janitorial and Commercial Cleaning in Melissa, TX
Melissa has gone up fast, and a lot of its commercial space is either new or still being finished. A tenant taking a suite at North Creek or a bay in Melissa Business Park often needs two different things: a final clean before anyone moves in, and then a regular schedule afterwards. DFW Building Cleaning, a family-run janitorial company, does both. We are a DBA of SusyQ's Cleaning, LLC, we are insured and bonded, and we do not ask anyone in Melissa to sign a contract.

Final Cleans Before a Melissa Suite Opens
New construction is a large part of what Melissa needs cleaned. When the trades are finished and the punch list is closed, we do the final clean that gets a building ready to hand over: fine dust off every horizontal surface, cabinet and cupboard interiors wiped out, fixtures and hardware cleaned, light lenses and switch plates done, interior glass and frames cleared of stickers, sealant smears and haze. Hard floors are swept and damp-mopped, new carpet is vacuumed, and restrooms are cleaned and disinfected from the fixtures down. Construction dust settles twice, so we plan a return pass rather than pretending one wipe will hold. Tell us the handover date and we work backwards from it. If a trade comes back afterwards and leaves a mess behind, we can re-clean that area instead of the whole building.

Office Fronts and Warehouse Bays at Melissa Business Park
Flex buildings at Melissa Business Park usually have a finished office at the front and open bay space behind. Our standard work covers the finished side: offices, reception, restrooms, break room, hallways and the interior glass at the entrance. Desks, counters, sills and partition tops are dusted and wiped, carpet is vacuumed, and the hard floor through the front is swept and mopped. The bay itself is a different animal, and we would rather say so at the walkthrough than let you assume. Open floor behind the roll-up, racking, work areas and anything involving machinery sit outside our standard scope. If part of the bay is a finished area you want included, it goes into the written scope with its own frequency. What is not in that document is not getting cleaned, and you will know it before we start.

Picking a Frequency That Matches the Headcount
Most Melissa tenants we talk to run somewhere between six and thirty people, and the right schedule usually comes down to restrooms rather than desks. A twelve-person office with a single restroom may need three nights a week even though the workstations would be fine with one. A showroom that takes walk-in customers needs the entry, the glass and the floor looking right every morning. We will tell you which parts of your space actually drive the frequency, and we are happy to start lower and add nights if the building turns out to need them. Since nothing is under contract, changing the schedule is a phone call, not an amendment. Seasonal swings — a busy quarter, a quiet summer — are handled the same way, and the written scope is updated so the crew always works to the current version.

Who Walks Into Your Building at Night
Every person on our crews is background-checked before setting foot in a client's building, and because we are family-run, the same faces come back week after week instead of a new agency temp each month. Keys, codes and access cards are logged, held by named people, and returned when anyone leaves. Crews arm the alarm and lock up as they were shown, and we ask you to write that sequence down at the walkthrough so there is no guessing at eleven at night. If your Melissa building shares a lot or an entrance with other tenants, we follow whatever the property manager requires for after-hours access. We are glad to introduce the crew lead before the first visit — for plenty of managers, knowing a name matters more than any credential does.
Insured, Bonded and Texas HUB Certified
DFW Building Cleaning is a DBA of SusyQ's Cleaning, LLC, a family-run business that carries commercial insurance and is bonded. If your landlord or corporate office wants a certificate of insurance naming them before a vendor receives keys, ask and we will have it sent. That single request holds up more Melissa move-ins than anything else, so it is worth raising early. We are also Texas HUB Certified, which matters if you contract with a state agency, a school district, or a prime contractor working to HUB participation goals. None of this makes a building cleaner on its own. It does mean the paperwork side is settled before the first night, and that you are dealing with a licensed business rather than an informal arrangement that disappears the moment something goes wrong.

Melissa questions we hear a lot
Can you do the final clean before our North Creek space opens?
Yes, and the sooner the date is in front of us the better. We schedule final cleans around the trades rather than the other way around, so we would rather come in once the last contractor is out. Give us a walkthrough when the space is substantially finished and we quote against the actual condition, not a floor plan. If your opening slips, which it often does on new construction, we move with it at no penalty.
Our building is half office and half warehouse. What do you actually clean?
The finished side: offices, reception, restrooms, break room, corridors and the interior entry glass. Open bay space, racking and anything around machinery are not part of routine janitorial and we will not quietly include them. If you want a specific finished area behind the office covered — a parts counter, a bay restroom, a quality room — we write it in with its own frequency and price it. Everything is either named in the scope or it is not in the job.
Do you bring paper towels, toilet paper and soap?
No. You buy the consumables — paper towels, bath tissue, hand soap, dispenser refills — because you know your brands, your dispensers and your budget. What we bring is cleaning product, equipment and trash liners, and on every visit we refill your dispensers from your stock and flag anything running low before it runs out. Most Melissa clients keep a supply cupboard the crew can reach; if yours is locked, we will need a key or a code arranged.
Is there an extra charge for coming out to Melissa?
No. Pricing is based on the size of the space, what is in the written scope, and how many visits a week — not on how far north you sit. We already work across Collin County, so Melissa is a normal stop rather than a special trip. What does change a price is scope: a building with four restrooms and a customer-facing showroom takes longer than an open office of the same square footage, and the quote reflects that.
