Commercial Cleaning in Garland, TX
Garland's commercial stock runs from century-old buildings on the downtown square to service offices near Firewheel and front offices attached to shops and light industry around Duck Creek. Those are three genuinely different cleaning problems, and one generic route does not solve them. DFW Building Cleaning is a family-run janitorial company working Garland after hours with crews, our own supplies and equipment, full insurance and bonding, Texas HUB Certification, and no contract to sign before you find out whether we are any good.

Old buildings on and around the square
Downtown Garland suites come with narrow stairs, small restrooms, uneven hard floors and a back door that opens onto an alley. Cleaning them well is a matter of patience rather than equipment. Hard floors are swept and then mopped by hand into the edges and corners, because older floors show every line a rushed pass leaves behind. Dust collects on window sills, sash ledges, radiators and trim in these buildings far faster than in a modern suite, so wiping them is part of the standard route rather than a quarterly extra. Restrooms are often one fixture and a sink, which means they take traffic hard and need disinfecting every visit. We work to the building you actually have, and we will tell you honestly what a hundred-year-old floor is going to look like when it is clean.

Front offices at working sites near Duck Creek
A front office attached to a shop, yard or light assembly operation collects what gets tracked in from the back. Grit on the entry floor, dust on the desks, a break room used by crews rather than by office staff, and a restroom that has to hold up to hands that have been working all day. The route reflects that. Entry mats are lifted and cleaned under, hard floors are swept and mopped rather than lightly gone over, desks and counters are wiped, and the restroom gets a full disinfection of fixtures, sinks, partitions and every touchpoint on the door and around the sink. Trash goes out to the container on every visit. Nothing about this is fancy work, but the difference between doing it properly and doing it fast is visible by Wednesday.

Restrooms that take public traffic
Offices near Firewheel and along the retail corridors often have restrooms that customers use, which changes the standard entirely. A staff restroom can hold up for a day. A public one cannot. On every visit fixtures, sinks, mirrors, partitions, latches, door plates and the surfaces around the dispensers are cleaned and disinfected, and the floor is mopped right into the corners and behind the door, because that is where odor starts. Bins are emptied and relined. Dispensers are filled from the paper and soap you keep on site, and we tell you when your stock is running low so you are not opening an empty cabinet on a Saturday. If the restroom is the reason you are shopping for a cleaning company, say so at the walkthrough and we will set the frequency around it.

What the scope covers, and what it plainly does not
Our scope of work lists the exclusions in the same plain language as the inclusions, because a Garland facility manager who has been over-promised once does not want a sales sheet. We vacuum carpet. We sweep and mop hard floors. We dust and wipe desks, ledges, sills and partitions. We clean and disinfect restrooms, break rooms and kitchens, interior glass, entry doors and touchpoints, and we take the trash and recycling out. We do not clean exterior windows or anything above ground level, we do not staff your building during the day, and we do not take on pest control, landscaping, maintenance or security. Where a job falls outside the list, we say so and point you at the right trade instead of taking the money and improvising.

Guaranteed visit by visit, with nothing to sign
Most janitorial companies sell a term agreement first and worry about the cleaning afterward. We do it the other way around. There is no contract, no minimum term and no notice period, so the only thing keeping us on your Garland building is that the work holds up week after week. Every visit carries its own guarantee: if anything on the scope was missed or done poorly, tell us within 24 hours and we come back and correct it at no charge, without an argument about whose fault it was. That puts the risk on us where it belongs. It also means you can start with a single post-construction clean or a few weeks of nightly work and decide from evidence rather than from a sales promise.

Garland questions we hear a lot
Our office is in a 1920s building on the square. Can you work with wood floors and tight stairs?
Yes. Older downtown Garland spaces are swept and damp-mopped by hand rather than run over quickly, with attention to edges, corners and thresholds where the floor is uneven. We use the right amount of water for the floor you have, not a flood. Narrow stairs and alley access are normal for us; we just need to know where the crew should park and which door to use after hours so nobody is blocking a neighbor.
How do we know your crew actually showed up on the nights we paid for?
You are billed for visits performed, not on a flat monthly agreement that keeps running whether or not anyone came. Your scope states which nights the crew is in the building, and we tell you the same night if a visit has to move for weather or illness rather than letting you discover it. If a scheduled night is missed, it is not billed. Anything done poorly is corrected free within 24 hours of you flagging it.
We are open Saturdays near Firewheel. Would you clean on Sunday instead?
Yes. Retail and service businesses in that corridor often run six or seven days, so Sunday cleaning or an early-morning visit before opening is common. We fix the day and arrival window in the scope and hold it. If your seasonal hours change, give us notice and we adjust the schedule instead of sending a crew to work around customers and staff during trading hours.
Our shop near Duck Creek needs the office cleaned but not the work area. Is that fine?
That is most of what we do at working sites. The scope names the office, restroom, break room and entry as included, and the shop floor, machinery, benches and stored material as excluded. The crew does not cross that line without a written change. If you later want a defined area such as a walkway or a parts counter added, we measure it, price it and put it in writing before the crew touches it.
