Commercial Cleaning in Dallas, TX

Dallas hands a janitorial crew five different kinds of building in one night. A walk-up suite off Lakewood's shopping row, a dental office in Lake Highlands, a quiet professional floor in Preston Hollow, a showroom in the Design District. DFW Building Cleaning covers all of them on a scheduled route, usually after your people have gone home for the day. We are family-run, insured and bonded, Texas HUB Certified, and we work with no contract to sign. Every visit is judged on its own.

One city, five kinds of building

Lakewood and Lake Highlands run to small multi-tenant buildings: exterior-entry suites, a restroom shared off the breezeway, carpet in the offices and hard floors through the corridors. Preston Hollow leans professional and quiet, where traffic is light but the conference room and the reception desk carry the whole impression. The Design District is another animal again, with open plans, hard floors, interior glass on every partition and dust that settles on merchandise nobody wants handled. We do not push one route through all three. Before the first visit we walk the space with you and write down what gets cleaned, how often, and what we leave alone. Nightly, three nights a week or once a week, the schedule follows the traffic your building actually takes rather than a package name off a price sheet.

Restrooms are the tell

Nobody emails a facility manager about the vacuuming. They email about the restroom. Ours follows a fixed sequence every visit: fixtures and sinks disinfected, mirrors wiped clear, partitions and door plates cleaned on both sides, and floors mopped into the corners and behind the door rather than swirled through the middle. Dispensers are filled from the paper and soap you keep on site, cartons are broken down, and we tell you before the closet runs empty. Bins are emptied and relined. In an older Lakewood building where three suites share one restroom and it takes traffic all day, the gap between clean and genuinely fresh comes down to how often that floor is really mopped and how thoroughly the touchpoints are disinfected. We set that frequency in the written scope so no one is guessing.

Touchpoints, after the last person leaves

Door handles and push plates. Light switches. Stair rails and elevator buttons where a building has them. Break room fridge and microwave handles. The backs of chairs people grab as they pass. These carry whatever is going around an office, and they take a crew maybe ten minutes a floor when someone is actually assigned to them. They get skipped constantly, because touchpoint disinfection is invisible when it is done and obvious only when the whole office is sick. We list touchpoints as their own line in the scope of work, not folded into general wiping where they quietly disappear. Hygiene standards only mean something when the same surfaces are disinfected on the same nights by a crew that already knows the room and does not need to be shown it again.

Showrooms, studios and interior glass

Design District tenants are judged on how the space looks to someone standing in it. Interior glass, entry doors and partition panels collect hand marks within hours, and fingerprints at eye level read as neglect no matter how clean the floor is underneath. We clean interior glass, entry doors and the high-touch hardware around them at whatever frequency you set. Hard floors are swept or dust-mopped and then damp-mopped, carpeted areas are vacuumed, and that is the entire floor program as we describe it, because over-promising on floors is how janitorial relationships end. We work around styled sets, samples and stock rather than moving them. Anything you want cleaned behind, your team moves or marks beforehand. Exterior glass and anything above ground level belongs to a window contractor, and we will say so rather than take the work.

Who is in your building at nine at night

After-hours access is the part that keeps property managers awake. Everyone on a DFW crew is background-checked before they hold a key, a fob or an alarm code, and we keep the same crew on the same building so your after-hours list is not rewritten every month. We are insured and bonded, and certificates go straight to your management company or landlord without anyone having to chase us for them. We are Texas HUB Certified, which matters when a building or a tenant answers to a public agency or to a prime contractor with supplier requirements. Because we are family-run, the person who walked your building is the person who answers the phone when a floor gets missed, not a call center in another state reading from a ticket queue.

What we actually do

And, just as usefully, what we do not.

Dallas questions we hear a lot

Can you get into our Lakewood suite after hours without a building engineer?

Usually, yes. Most of the small multi-tenant buildings around Lakewood and Lake Highlands have no night staff, so we work from a key or code and an alarm sequence issued to a named crew. Those credentials are logged, held only by consistent staff, and handed back the day we stop cleaning your building. If your landlord wants an access form or a certificate of insurance on file first, send it over and we will complete it before the first visit.

We have a Design District showroom. Will you dust behind the displays?

We clean everything reachable without handling your merchandise. Ledges, sills, shelf faces, partition tops, desks and reception surfaces are dusted and wiped. Styled sets, samples and stock stay exactly where your team placed them. If you want a display area detailed, clear it before the crew arrives, or flag it in the scope and we will put it on a night when someone from your side is in the building to move pieces with us.

Who buys the soap and paper for our Preston Hollow office?

You do, and that usually saves you money. Most offices already have a supplier or a bulk account, and matching what you already buy beats paying a janitorial markup on it. Our job is to keep every dispenser filled from your stock on each visit, break down the cartons, and warn you before the closet empties. Cleaning chemicals, cloths, mops and vacuums are ours. We bring our own supplies and equipment to every job.

We are finishing an office build-out near Stemmons. Do you handle the final clean?

Yes. A post-construction final clean is booked as a one-off visit: fine dust taken off surfaces, ledges, sills, frames and fixtures, interior glass cleaned, restrooms and break areas cleaned and disinfected, hard floors swept and mopped, carpet vacuumed, and debris carried out so the space can be handed over. It gets its own written scope and its own walkthrough, and it carries the same guarantee as our nightly work. Give us the handover date and we schedule backward from it.
