Commercial Cleaning in Allen, TX
DFW Building Cleaning keeps offices, clinics and flex suites in Allen clean on a schedule you set. We work the corporate buildings around Twin Creeks, the professional offices near Watters Crossing, and smaller tenant spaces out toward Bethany Lakes. Crews arrive after your staff has gone home, follow a written scope you approved, and lock up behind themselves. We are insured, bonded and Texas HUB Certified. We do not ask anyone to sign a contract to get consistent work, because consistent work should be what keeps the account.

Nightly Cleaning for Allen Offices and Flex Suites
Most of our Allen work runs after six in the evening. A typical visit covers trash and recycling pulled from every office and workstation, fresh liners, desks and ledges wiped, window sills and partitions dusted, carpet vacuumed, and hard floors swept and mopped. Break rooms get counters, sinks, tables and the outside of the microwave and refrigerator. Entry doors and interior glass get the fingerprints taken off. Buildings around Twin Creeks tend to run long interior corridors with a lot of shared conference space, so we agree in advance how often those rooms are reset rather than leaving it to a crew member's judgment at ten at night. Frequency is yours to choose: five nights a week for a busy office, two or three for a quieter suite, once a week for a small professional practice. The task list stays the same every visit, which is what makes it possible to tell when something was missed.

Restrooms, Fixtures and the Parts People Notice
Restroom condition is what a tenant complains about first and what a visiting client remembers longest. We clean and disinfect toilets, urinals, sinks, mirrors, partitions and dispensers, wipe the handles, push plates and light switches, empty the waste, and mop the floor with clean water instead of pushing one bucket through three rooms. Paper towels, tissue and hand soap are supplied by you. We keep the dispensers filled from your stock and tell you when a case is running low, so you are not finding out at eight on a Monday morning. In the multi-tenant buildings near Watters Crossing, where restrooms often sit off a shared corridor, the scope names which rooms belong to your suite and which the landlord's vendor covers. Nothing should be sitting in the gap between two cleaning companies.

The Same Crew, Every Visit
Everyone who works an Allen building for us works your account, and we keep the same crew on it instead of rotating strangers through your space. That matters when a cleaner is alone after hours with files, laptops and badge access. We carry general liability insurance, we are bonded, and we are Texas HUB Certified, which some Allen tenants holding public-sector or district work need on record for their own vendor reporting. You get the names of the people assigned to your building, and if someone leaves the account you hear it from us before you notice a new face on the camera. Consistency is not a soft benefit here. A crew that has cleaned the same suite for a year knows which office keeps confidential files out and which door sticks.

A Written Scope, Including What We Leave Out
Before the first visit you get a scope of work on paper: every area, every task, and how often each one happens. It is written plainly enough that your office manager can hold a crew to it without calling us for an interpretation. It also states what is not included. Carpets are vacuumed only; we do not offer deep-clean carpet treatments. We clean glass on the inside, at ground level, from the floor. We do not supply paper towels or soap, and we do not staff your building during the day. Facility managers in Allen have usually been sold a package that quietly shed half its line items by month three, so we would rather hand you a short honest list than a long hopeful one. Anything you want added later goes on the scope in writing, and the price moves with it.

Final Clean on Allen Tenant Build-Outs
Allen still turns over a steady amount of office and retail shell space, and a build-out is not finished until the dust is off it. We do post-construction final cleaning: fine dust taken off surfaces, ledges, sills, door frames and fixtures, interior glass and frames cleaned, restrooms brought to occupancy condition, and floors swept, vacuumed and mopped before handover. We schedule around the trades instead of against them, and we are used to following a punch list once the general contractor gives the word. If the space is going straight onto a recurring janitorial schedule, the crew that did the final clean usually picks it up, so nobody has to be walked through the same building twice.

Allen questions we hear a lot
Do you clean Allen offices during the day or only after hours?
Almost every Allen account is cleaned after business hours, generally starting between six and nine in the evening, because the work is faster and nobody is trying to take a call over a vacuum. If your building has an after-hours access window, an alarm schedule or a badge process, tell us at the walkthrough and the visit is built around it. A few small suites prefer an early-morning start before staff arrive. We do not provide daytime staffing, so everything happens in one scheduled visit.
We lease a suite in a multi-tenant building near Twin Creeks. Can you clean just our space?
Yes. Suite-only work is common in the Twin Creeks office buildings and it is usually easier to define, because the boundaries are obvious. The scope lists your offices, conference rooms, break area and any restrooms inside your demised space. If the restrooms sit in the common corridor and the landlord's vendor handles them, we put that in writing too, so you are not paying twice or assuming coverage that does not actually exist.
What happens if the crew misses something in our Allen office?
Call or email within twenty-four hours of the visit and we come back and correct it at no charge. That applies to each visit by itself, not to a quarterly review or a contract term. We would rather hear about a skipped break room the next morning than learn at some renewal conversation that nobody had been happy for months. The return visit is scheduled as soon as your building's access allows, which is usually the same evening.
Do we have to sign a contract to get on the schedule in Allen?
No. We do not use contracts at all. You choose the frequency, we put the scope in writing, and the work continues because it is being done properly. If it stops being worth it, you tell us and we stop. There is no term, no notice period and no cancellation fee buried in paperwork. Most janitorial companies working Collin County will ask you to commit for a term up front. We would rather earn the next visit.
