Scheduled Janitorial Cleaning

The core of the work. A crew arrives on the nights written into your scope, works through the same task list in the same order, and leaves the building secured. Frequency is yours to set: five nights a week for a busy clinic, two or three for a mid-size office, once a week for a small suite. Nothing about it is open-ended. You know which nights, which areas, and which tasks happen every visit versus weekly. And because there is no contract, the schedule can change when your building does.

  • Nightly, multiple nights weekly, or weekly service
  • Cleaning after business hours so staff are not disrupted
  • Written task list the crew follows on every visit
  • Documented alarm, key and lock-up procedure
  • Supervisor checks against the scope on a set cycle
  • Schedule adjustable without renegotiating a term

Trash and Recycling Removal

The most visible task in any building, and the one people notice first when it slips. Every desk-side and common-area receptacle is emptied on each visit, liners are replaced when soiled or torn, and bags go to your dumpster or compactor area. Recycling streams are kept separate according to how your building sorts them, so your tenants' sorting effort is not undone on the way out the door. Break room and restroom containers get fresh liners every visit, without exception, because those are the ones that cause complaints.

  • All desk-side, common-area and break room receptacles emptied
  • Liners replaced when soiled, torn or in wet containers
  • Recycling kept separate per your building's sorting
  • Bags carried to the dumpster, compactor or corral
  • Containers wiped down when they need it
  • Cardboard broken down where your hauler requires it

Dusting and Surface Wiping

Dust is the quiet sign of a building that is only half cleaned. Crews work the horizontal surfaces that collect it: clear desk space, conference tables, credenzas, filing cabinets, window sills, ledges, baseboards within reach and the tops of partitions and cubicle walls. Shared touchpoints are wiped with disinfectant rather than a dry cloth, because those are the surfaces that actually move germs between people. Personal papers and items on a desk are left exactly where we found them. If you want a desk cleared and wiped, that goes in the scope in writing, agreed with the person who sits there.

  • Clear desk surfaces, tables and credenzas wiped
  • Window sills, ledges and partition tops dusted
  • Reachable baseboards and hard surfaces dusted
  • Door handles, light switches and rails disinfected
  • Shared phones, copiers and appliance handles wiped
  • Paperwork and personal items left undisturbed

Mopping and Vacuuming

Hard floors are swept or dust-mopped first to lift grit, then mopped with a clean solution and a clean mop head. Break rooms, restrooms, entries and corridors get the most attention because that is where soil is tracked in and spread. Carpeted areas are vacuumed on every scheduled visit, with edges and under-desk areas included rather than skipped, and entry mats lifted and vacuumed underneath. This is routine upkeep done consistently, which is what keeps a floor looking right week after week. Vacuuming is exactly that: vacuuming.

  • Hard floors swept or dust-mopped before mopping
  • Mopping with fresh solution and clean mop heads
  • Entries, corridors, break rooms and restrooms prioritized
  • Carpeted areas vacuumed including edges and under desks
  • Entry mats lifted and vacuumed beneath
  • Spills and spots addressed as found

Restroom Cleaning and Restocking

Restroom condition is how most people judge a building, and it is the first thing a tenant complains about. Every fixture is cleaned and disinfected with an EPA-registered disinfectant left on the surface for its labeled contact time, not sprayed and immediately wiped. That covers toilets, urinals, sinks, faucets, mirrors, partitions, dispensers, handles, push plates and light switches. Floors are swept and mopped into the corners and along the base of fixtures. Cloths and mop heads used in restrooms never go into break rooms or offices. You supply the paper goods and hand soap; we check and fill every dispenser on every visit and tell you when you are running low.

  • Toilets, urinals, sinks and faucets cleaned and disinfected
  • Mirrors, partitions and dispenser exteriors wiped
  • Handles, push plates and switches disinfected at contact time
  • Floors swept and mopped into corners and around fixtures
  • Separate cloths and mops kept for restroom use only
  • Client-supplied paper and soap restocked every visit

Post-Construction Final Clean

When the trades are finished, the space is structurally done and visually filthy. Fine dust has settled on every ledge, inside every cabinet and across every floor. We do the final clean before handover or move-in: dust removed from surfaces, ledges, sills, frames and fixtures, cabinets and shelving wiped inside and out, interior glass and frames cleaned, fixtures and hardware wiped down, and floors swept and mopped or vacuumed depending on the finish. We schedule around the punch list so the space is presentable for a walkthrough, and we come back after the last touch-up if you need a second pass.

  • Construction dust removed from surfaces, ledges and frames
  • Cabinets, shelving and millwork wiped inside and out
  • Interior glass, doors and frames cleaned
  • Fixtures, switch plates and hardware wiped down
  • Floors swept and mopped, carpeted areas vacuumed
  • Scheduled around the punch list, with a second pass if needed

Common questions

What do you not do?

We do not refinish floors, we do not deep-clean carpet by machine, we do not clean air handling systems, and we do not clean building exteriors with high-pressure equipment. We do not provide daytime on-site staffing, and we do not take on trades outside cleaning. If you ask for one of those, we will say so plainly and, where we can, point you at someone who does it properly. What we will not do is quote it, hand it to whoever is available, and leave you with the result.

Why do I supply the paper and soap?

Because it is cheaper and more honest that way. Companies that include consumables mark them up and bury the margin in your monthly price, and you end up with whatever brand carries the best markup. You buy your own paper goods, liners and soap at whatever grade and price you like, and we check and fill every dispenser on every visit and tell you when stock is running low. You see exactly what cleaning costs and exactly what supplies cost, as two separate numbers.

Do you bring your own equipment and cleaning supplies?

Yes. Crews arrive with their own vacuums, mops, buckets, cloths, cleaners and disinfectants. Nothing comes out of your janitorial closet unless you specifically ask us to use something you already stock.

Can I have different tasks at different frequencies?

That is the normal arrangement. Trash, restrooms and high-touch surfaces are typically every visit; dusting of ledges and partition tops, interior glass and detail work often sit on a weekly or monthly line instead. The frequency for each task is written next to it in the scope so nobody has to guess whether tonight was the night.

What happens if a visit is not up to standard?

Tell us within 24 hours, by phone or email, and we return and correct it at no charge. There is no claim process and no contract clause to argue about. Every visit is guaranteed on its own, which is the whole reason we do not need to lock anyone into a term.
