Commercial Cleaning for Murphy, TX Offices and Suites

Most of Murphy is rooftops, and the commercial space is concentrated in a handful of centers — Murphy Marketplace off FM 544 and the smaller retail and office space near Maxwell Creek. The typical tenant here has one suite, somewhere between a reception area and a back office, and no facilities department. DFW Building Cleaning is built for that size of job. We are family-run, we bring our own supplies and equipment, and we do not put anyone on a contract to get started.

Single-Suite Tenants at Murphy Marketplace

Businesses in and around Murphy Marketplace tend to occupy one suite: a front area customers sit in, a corridor, two or three work or treatment rooms, a restroom, and a small back space with a sink and a microwave. There is no facilities team, so the owner or office manager has been doing the cleaning personally, or asking staff to, and it slips the week things get busy. Our job is to take it off the list entirely. A written scope lists each room and what happens in it, so the same work gets done whether you are there to watch or not. Frequency for a suite that size is usually once or twice a week, sometimes three, and we will say which we think fits rather than quoting the largest number we can defend. Rooms that should not be entered are marked, and the crew stays out of them.

Waiting Areas and the Surfaces Everyone Touches

In a customer-facing Murphy suite, the front twelve feet do most of the talking. Chair arms, the front counter, the card reader, the pen tray, both sides of the door handle, the light switches and the water cooler are handled by everyone who walks in. Those go on the touchpoint list and are disinfected on every visit, never rotated. Glass doors and interior windows are cleaned on the inside so they look right in morning light, and the ledges and sills behind the seating — where dust settles unnoticed — are wiped rather than skipped. Carpet in the waiting area is vacuumed, hard floor is swept and mopped, and literature stands are wiped and straightened. Waste goes out with fresh liners fitted. It is an unglamorous list, and it is precisely the part your customers register.

Restrooms in a Small Suite

A single restroom shared by staff and customers is the hardest-working room in a small Murphy building, and the one most likely to cost you a client. Ours is a fixed routine: toilet and sink cleaned and disinfected inside and out, taps and handles done, mirror cleaned, partition or door wiped, dispenser fronts disinfected, floor swept and mopped right into the corners and behind the base of the toilet, bin emptied and relined. Disinfectant is given its dwell time instead of being wiped away wet. We refill your paper and soap from the stock you keep on hand and leave a note when a line is getting low. If a previous vendor cleaned the fixture and ignored the floor edge and the base, you will notice the difference inside a week — that is where odor comes from, not the bowl.

Working Quietly in a Residential City

Murphy's commercial buildings sit close to houses, and that shapes how we work. Crews park where the property manager directs them, keep vehicle doors and radios quiet, avoid running equipment at the back of a building at midnight where it backs onto homes, and take trash out in one trip rather than four. If your center has a noise restriction or a gate that closes at a set hour, tell us at the walkthrough and the schedule is built around it. Most Murphy clients land on an early-evening start shortly after close, which keeps the whole visit inside sensible hours. We lock up and set the alarm exactly as you show us. If anything looks wrong when the crew arrives — a door already open, water on the floor, a light left burning — you get a call that night, not a note the following week.

What We Bring and What You Buy

We arrive with our own cleaning products, cloths, vacuums, mops and buckets, so there is nothing to store on your behalf and nothing for your staff to fetch. What you supply are the consumables your building uses: bath tissue, paper towels, hand soap and anything else that goes into your dispensers. That split is deliberate. You choose the brand and the dispenser system, you buy at your own price, and you are not paying a markup for a vendor to hand you the same roll. Our part is filling every dispenser from your cupboard on each visit and telling you when a line is getting low, so you reorder before you run out rather than after. Trash liners we bring and fit ourselves. If your supply cupboard is locked, we will need a key or a code arranged before the first visit.

Murphy questions we hear a lot

Our suite is under 2,000 square feet. Is that too small for you?

No. Small suites are most of what Murphy has, and that is the size of job we are built around. A family-run company can take a 1,500-square-foot office seriously in a way a national vendor with a route minimum usually cannot. The visit is shorter, the scope is shorter, and the price reflects both. What does not change is the routine — the same written scope, the same crew, and the same guarantee attached to every visit.

Can you come before we open instead of at night?

Yes. Early-morning cleaning works well for Murphy businesses that close late or have staff who would rather not share the building with a crew. We finish before your first appointment. What we cannot do is station someone in your building through the day to handle spills and restrooms as they occur — that is a different service and we do not offer it. Our work is a scheduled visit with a defined scope, carried out outside your operating hours.

Who holds our key, and what happens when a crew member leaves?

Keys, fobs and alarm codes are logged against named people, not left in a van or passed around a crew. Everyone is background-checked before a first visit. If somebody leaves us, their access is returned, and where a code is involved we ask you to change it and confirm the new one is recorded on your file. You are welcome to meet the crew lead who will be working in your suite before the first cleaning takes place.

Do you clean on Saturdays?

Often, yes. Plenty of Murphy businesses — salons, clinics, retail near Murphy Marketplace — run a six-day week, and a Sunday clean makes far more sense for them than a weeknight one. We schedule around your closed day rather than ours. Weekend visits follow the same written scope and carry the same guarantee as weekday ones. Tell us which day the building is quietest at the walkthrough and we build the route from there.
