Commercial Cleaning in Farmers Branch, TX
Farmers Branch is mostly working buildings. Office and warehouse flex along the Valley View corridor, business parks near Brookhaven, front offices attached to shops and light assembly, and the newer mixed-use space at Mercer Crossing. A crew that only knows carpeted floors struggles here. DFW Building Cleaning cleans the office side of these buildings on a schedule that fits shift work, with consistent staff, our own supplies and equipment, full insurance and bonding, Texas HUB Certification, and no contract to lock you in.

Front office and back of house are two different jobs
In a flex building the front twenty percent looks like any office and the rest does not. We scope them separately. The office side takes the standard route: trash and recycling out, desks, sills, ledges and partitions dusted and wiped, carpet vacuumed, hard floors swept and mopped, restrooms disinfected, break room reset, interior glass and entry doors cleaned. On the warehouse side we clean only what is written down, which is normally the restroom, the break area, the office corridor and the designated hard-floor walkways that get swept and mopped. Racking, machinery, staged freight and assembly areas stay untouched unless your team has cleared and marked an area for us. Facility managers in Farmers Branch have usually been burned by a vague scope here, so we make the boundary explicit before the first night.

Break rooms carry a shift building
In a building running two shifts, the break room takes more abuse before midnight than the entire office side does in a week. Microwave interiors and fronts, refrigerator handles and outer doors, counters, sinks, tabletops and chair backs all get wiped and disinfected on every visit, and the trash goes out whether or not the bin looks full, because a half-full bin with lunch in it is what people smell the next morning. Vending fronts and the water cooler area are wiped down too. Floors are swept and mopped rather than spot-cleaned around the table legs. When a break room is handled properly the complaints to a facility manager drop noticeably, and when it is skipped it is the first thing anybody mentions on a Monday.

Trash and recycling in a multi-tenant park
Volume is the difference between an office tower and a business park off Valley View. Suites here generate packaging, shipping paper and cardboard alongside ordinary office waste, and the bins fill faster than a standard route allows for. Every visit we empty all bins, fit fresh liners, keep your recycling separated the way your building requires it, and walk everything out to the compactor or dumpster rather than stacking bags by the back door for someone else to deal with in the morning. Cardboard gets broken down flat. If the dumpster is shared with three other tenants and access has rules, tell us what they are and we work to them. It is unglamorous work and it is the single thing tenants notice fastest when it slips.

Mercer Crossing: new finishes and visible lobbies
The newer buildings around Mercer Crossing come with ground-floor lobbies, glass entries and finishes that show every mark, and tenants who moved in expecting them to stay that way. Interior glass and entry doors get cleaned on each visit, including the frames and hardware where hands actually land. Lobby hard floors are dust-mopped and damp-mopped so they dry without streaking, and lobby carpet and walk-off matting are vacuumed rather than swept over. Reception counters, seating and the high-touch points around the entry are wiped and disinfected. Stairwell rails and the corridors between suites get the same attention on the frequency you set. Newer space does not need more work than older space, but it shows neglect much faster, so consistency matters more than intensity in these buildings.
Keys, alarm codes and the same faces every week
Cleaning a building that is still half-occupied at eight in the evening is a security question as much as a cleaning one. Everyone we send is background-checked before they are given a key, fob or alarm code, and access credentials stay with a named crew rather than circulating through a rotating pool of temporary labor. We keep that crew on your building so your night list, your security cameras and your neighboring tenants see people they already know. Insurance and bonding certificates go to your landlord or management company on request without a chase. Texas HUB Certification is in place if your tenant, your prime contractor or a public agency needs a supplier that holds it. When the crew changes, you hear it from us first.

Farmers Branch questions we hear a lot
Will you clean our warehouse floor as well as the office?
We sweep or dust-mop and then damp-mop the hard-floor areas written into the scope, which typically means the office corridor, the break room, the restrooms and the marked walkways. We do not clean assembly areas, racking, machinery or staged freight, and we do not work around forklifts. If you want a defined section of the warehouse floor included, we will measure it, price it and name it in the scope so everyone knows exactly what is covered.
We run two shifts. When would your crew actually be in the building?
Whenever the gap is. Some Farmers Branch buildings suit a late visit after second shift clears, others are better served early in the morning before first shift, and a few want the office side done at one time and the break room and restrooms at another. We set the window in writing and hold it. If your shift pattern changes seasonally, give us notice and we move the schedule rather than working around people at machines.
Our Brookhaven suite shares a dumpster with three other tenants. Is that a problem?
Not if we know the rules. Tell us where the enclosure is, which container is yours, whether recycling is separated, and any gate code or hours the property enforces. Our crew walks the trash out to it every visit, breaks cardboard down flat, and does not leave bags staged inside your suite or by the back door. If the shared container is already overflowing when we arrive, we report it to you the same night.
We had a janitorial company that billed monthly and skipped nights. How is this different?
There is no monthly contract to hide behind. You pay for the visits performed, the scope lists what each visit includes, and the same supervisor who walked your building answers the phone. If a night is missed or something on the list was not done, you tell us within 24 hours and we return to correct it free. Nothing obliges you to stay, which is the strongest guarantee a cleaning company can offer.
