Commercial Cleaning for Richardson Offices and Campuses
Richardson's commercial base runs from the corporate campuses along the Telecom Corridor to the office and mixed-use blocks at CityLine and Galatyn Park, plus a deep stock of 1980s office parks that have been re-leased two or three times over. DFW Building Cleaning provides scheduled janitorial service across that range — nightly, several nights a week, or weekly — working to a scope you approve in writing. Family-run, insured and bonded, Texas HUB Certified, and no contract term to sign.

Multi-building accounts along the Telecom Corridor
A Richardson account is often more than one address. Campuses along the Telecom Corridor tend to spread across several buildings with different floor plates, different densities and different hours, and treating them as one uniform job is how service quality drifts. We scope each building separately — headcount, carpet versus hard floor, how many restroom cores, how many break rooms, which floors sit half empty since the last consolidation — and then staff to the total. Practically, that means the crew lead knows that Building C has four occupied floors out of six and that the vacant ones get a lighter, stated frequency rather than a nightly pass nobody needs. You are not paying for cleaning in rooms that no one has entered since March, and you are not discovering that a full floor was quietly dropped.

Badging, escorts and vendor paperwork
Richardson buildings tend to have real security programs, and a janitorial vendor that cannot clear them is useless to you. We are insured and bonded and can provide a certificate naming your ownership or management company as required. Every person on your account is background-checked before they work in your building, and we keep the crew consistent so your badge list is not rewritten every month. If your site requires escorted access to certain areas, badge-in at a manned desk, sign-in logs, or exclusion of secured rooms — server rooms, labs, records storage — we write those rules into the scope rather than relying on the crew to remember. Where a space is off limits, it says so, and the crew does not open that door. Texas HUB Certification documentation is available for your procurement file.

Buildings that never completely empty
Not every Richardson floor clears out at six. Network operations, support desks and engineering teams keep late and overnight hours, and a cleaning schedule built on an empty building will collide with them. We plan around it: start on the floors that emptied first, work the occupied areas at the hour they actually thin out, and leave certain rooms for a stated night of the week when we know they can be cleaned. Vacuuming and trash near a night shift is a noise question as much as a cleaning one, so we agree in advance which areas get worked late and which get worked early. What we will not do is skip an area quietly because someone was sitting in it. If a room could not be cleaned on schedule, it gets noted and picked up on the next visit.

What a nightly visit covers at CityLine
CityLine mixes office floors with ground-level retail and restaurants, which means shared corridors and restrooms carry traffic that office-only buildings never see. A nightly visit there covers the ordinary list, done properly: trash and recycling removed and liners replaced, desks, ledges, sills and partitions dusted and wiped, carpeted areas vacuumed, hard floors swept and mopped, interior glass and entry doors cleaned, break room counters, sinks, tables and appliance exteriors cleaned, and restrooms fully cleaned and disinfected — fixtures, sinks, mirrors, partitions, floors and every touchpoint. Consumables stay yours. You buy the paper and soap your building standardizes on and we keep the dispensers filled from that stock, which keeps the brand consistent and keeps you in control of the spend. Anything beyond routine janitorial work is outside our scope and we will say so plainly.

Turnover space around Galatyn Park
Older Richardson buildings turn over tenants regularly, and a suite that has been sitting or has just been rebuilt needs a different pass than a nightly clean. We do post-construction final cleans on re-tenanted space: construction dust off surfaces, ledges, sills, partitions and fixtures, interior glass and entry doors cleaned, restroom fixtures and break room surfaces cleaned and disinfected, hard floors swept and mopped, carpet vacuumed. It is the difference between a space that shows and a space that a prospect walks out of. If you manage several suites around Galatyn Park or the surrounding office parks, we can handle final cleans as they come up and hold the ongoing janitorial on the occupied ones, under one written scope and one point of contact. No term agreement covers either arrangement.

Richardson questions we hear a lot
Can you provide a certificate of insurance naming our management company?
Yes. We are insured and bonded, and we issue certificates naming your ownership or property management entity as additional insured where your lease or vendor policy requires it. Send us the exact wording your Richardson building uses and we will have the certificate produced before the first visit rather than three weeks into service. Texas HUB certification documentation is available on request for supplier diversity reporting.
Will you clean our server room or lab space?
Only if you tell us to, and most Richardson clients tell us not to. Secured and sensitive rooms are listed as exclusions in the written scope and our crews do not enter them. If you do want a controlled space cleaned, we will agree what that means in advance — which surfaces, what we use on them, whether an escort is required — and it goes on the list like anything else. Nothing gets assumed either direction.
Our building at CityLine has restrooms used by retail customers as well as tenants. Can the frequency differ?
Yes, and it usually should. Shared restrooms on a retail level take far more traffic than a restroom on an office floor upstairs, and running both at the same frequency either overspends on one or underserves the other. We set frequencies area by area in the scope — some restrooms nightly, an upper-floor core perhaps less often — based on what we see at the walkthrough and what you know about your traffic.
How do we raise a problem, and how fast is it fixed?
Call or email the same day you see it. Anything reported within 24 hours of a visit is corrected at no charge, usually on the next business evening and sooner if it is a restroom. You are not filing a ticket into a system and waiting for a regional manager in another state. This is a family-run company, and the person you reach about a Richardson building is the person who can send a crew back.
