Commercial Cleaning in Highland Park, TX
Commercial space in Highland Park is small, expensive and closely watched. A wealth management office of eight people, a boutique at Highland Park Village, a design studio over on the Knox-Henderson side: none of them have a facilities department, and all of them have clients walking through the front door. DFW Building Cleaning cleans suites like those after hours - restrooms, trash, dusting, vacuuming, mopped hard floors, interior glass and the touchpoints in between. Written scope, crew, no contract. Small suites where everything is visible
In two thousand square feet there is nowhere for a missed task to hide. The smudge on the glass door is at eye level for every visitor, the conference table shows dust in raking afternoon light, and one overfull bin becomes the whole impression. Work in a small office is therefore less about square footage and more about repetition done right: desks and open surfaces wiped, ledges and sills dusted, glass and entry doors cleaned, carpet vacuumed, hard floors swept and damp-mopped, bins emptied and relined every visit without anyone having to ask. We would rather spend the hour doing a short list properly than a long list quickly. At the walkthrough we agree which surfaces are ours to wipe and which you would rather we leave untouched, desks with paperwork on them in particular, and then we hold to that.

Access, alarms and after-hours discretion
Highland Park Village has limited service parking, shared alleys and neighbours who notice. Knox-Henderson buildings often lock at a set hour with an alarm on a short countdown. We settle these details before the first night rather than during it: which entrance, which code, who to call if the panel does not clear, whether management requires a service route, and what time we should be gone. The crew assigned to your suite is stays the same, so the people holding your key are people you have met. They work quietly, do not move paperwork on desks, and lock and reset exactly as agreed. If your building requires a vendor sign-in or an after-hours notification to the management office, we follow it every visit, not only the first one.

Monday morning in a Knox-Henderson storefront
Weekend traffic is what a retail or restaurant-adjacent tenant off Knox actually has to clean up after, and Monday is when it shows. Door glass carries two days of handprints. The restroom has taken far more use than the staff count suggests. Break room counters, the sink and the front of the refrigerator need wiping, recycling is full, and grit has been tracked along the hard floor from the sidewalk. A Sunday-night visit resets all of it: restrooms cleaned and disinfected, dispensers filled from your stock, trash and recycling out, floors swept and mopped, mats and carpet vacuumed, glass and door handles wiped. For some tenants that is the heaviest visit of the week and the other nights are lighter. We size each night separately rather than billing you for identical visits you do not need.

The paperwork a property manager asks for
Most Highland Park tenants answer to a management company with rules about vendors, and the first question is almost always insurance. We are insured and bonded, and we provide a certificate of insurance naming your landlord or management company as required, before the first visit rather than after a reminder email. DFW Building Cleaning is a DBA of SusyQ's Cleaning, LLC, a family-run company, and we hold Texas HUB Certification, which matters if your firm tracks vendor diversity for its own reporting. We bring our own cleaning supplies and equipment. You supply the paper and hand soap your building uses, and we keep the dispensers filled from that stock and flag when it is running low, which is how most tenants here prefer to buy consumables anyway.

A guarantee where a competitor puts a contract
Most janitorial companies want a twelve-month agreement signed before the first night. That is convenient for them and does nothing for you. We do not use contracts. You get a written scope of work, a price and a schedule, and the arrangement continues because the suite is clean on Monday morning. If a visit falls short, tell us within 24 hours and we return and correct it at no charge, with no credit memo and no argument about whether it was on the list. In practice that puts the pressure on us every week instead of at renewal. For a small suite where the cleaning either looks right when your first client arrives or it does not, that is a more honest arrangement than a term you cannot leave until next year.

Highland Park questions we hear a lot
Our property manager at Highland Park Village requires a certificate of insurance before any vendor works after hours. Can you provide one?
Yes. We are insured and bonded, and we issue a certificate of insurance naming your landlord or management company before the first scheduled visit. Send us the requirements along with the building rules and we will match them. If management also wants vendor sign-in, badge procedures or after-hours notification followed, tell us at the walkthrough and we will build those steps into the routine so the crew does the same thing every night rather than improvising.
We are a five-person office off Knox. Is a suite that small worth your time?
Yes. A good share of our work is small professional suites that need two or three nights a week rather than nightly service. Small does not mean simple: a restroom, a break room, glass, carpet and hard floor all still have to be done, and a small office notices a missed bin faster than a whole floor does. We quote from a walkthrough, so you pay for the scope your suite actually needs instead of a per-square-foot rate borrowed from an office tower.
Our suite is occupied until about seven and the building alarms at ten. Can you work in that window?
That is a normal window for us. We sequence Highland Park suites so a crew can start shortly after your people leave and be finished, locked and reset well before the alarm arms. If the window tightens on a particular night, a late client meeting or a busy weekend at the Village, tell us and we will move that visit rather than rush it. The expected finish time goes in the written scope so there is no ambiguity about when we are out of the building.
Client files and personal items sit out on desks. How do you handle that?
We clean around them. The crew wipes clear desk surfaces, ledges and common areas and leaves papers, files and personal belongings untouched. If you would rather we skip desktops entirely and handle only floors, bins, glass, restrooms and the break room, we write that into the scope and it is followed every visit. Everyone working in your suite is background-checked before being issued a key, and the same people return each week instead of a rotating crew.
